MPA was hired to design 175-185 Wyman Street, a 335,000 s.f. office building campus. The office park is comprised of two Class A office buildings that achieved a perfect LEED-Gold score. The office campus includes a full service cafeteria, locker rooms, and both structured and surface parking.
The buildings are sited on one of the most highly prized and visible locations along Route 128 in Waltham. After ten years of unsuccessful development efforts by multiple owners/developers to build a single, taller building requiring a variance and opposed by the neighbors, MPA developed a unique concept for the site. Featuring a nicely landscaped courtyard protected from the noise of the highway, two lower buildings are unified in a “campus” setting. MPA worked with the existing grades and fit parking below office levels to meet the developer’s requested parking counts, while still meeting tight zoning height restrictions. Large office floor plates provide the most window line possible, with views of the surrounding woods, the courtyard, the Cambridge Reservoir and hills of Weston beyond.
The buildings were built on spec. To maximize flexibility for the owner/developer, the buildings are flexible for both single and multi-tenancy. The solution optimizes circulation through carefully considered entry locations, elevator and restroom placement. A passageway through 185 Wyman even provides employees who park in the back parking lots covered access to the central courtyard area.
Given the project timing, the client requested that the buildings be made weather tight as quickly as possible in order to avoid prolonged winter weather conditions. MPA researched multiple exterior wall system assemblies and determined that a unitized rain screen wall system that was pre-assembled in the shop would not only meet these requirements but also provide the added benefit of improved construction precision and water tightness of the exterior wall assembly.
